About The Building Process

Before we break down what our process looks like, it's important to talk about the different types of builders out there.  Most builders can be assigned to one of three groups:  tract builders, spec builders, and custom builders.  All types of builders come with their respective pros and cons, and while we would love to build a home for everyone, sometimes we just aren't the right fit.

So what are the differences?

​

Tract builders typically are large construction companies, sometimes expanding over multiple states building hundreds, even thousands of homes per year.  They tend to buy large tracts of land and develop them into communities.  The cool thing about tract builders is that they almost always have a move-in ready home, making them the ideal choice for someone who wants a brand-new home and can't have a long waiting period.  A downside you see with tract builders and their homes is that you're limited to personalization options.

Spec builders are typically builders who buy already available lots, sometimes within communities and sometimes on larger plots of land.  Spec builders build a floor plan with no particular buyer in mind and speculate that someone will purchase the home the way they have it built.  You will tend to see more personalization options than a tract home and usually a rather fair timeline for completion.

Custom builders are typically only building homes they've been hired to build on their customer's land.  While we have done and plan to do more spec homes, we are primarily a custom home builder.  Custom homes are usually more unique floor plans and include more luxurious items fully catered to the customer.  This comes at the cost of the timeline, where design to completion can take months longer than a home from a tract or spec builder.

The process of building a custom home can be exhausting and even a little frustrating at times, which is why we've developed a system to help ease the stress of building from the ground up.

Our process starts with figuring out exactly what you're looking to build.  This could take weeks or months depending on a lot of factors.  If you choose C&B Construction as your designer, we work side-by-side with you to design everything you need in your home. 

​

In this timeframe, we develop a detailed breakdown of your home that pretty much covers every square foot of your home.  This helps eliminate stress by making sure we're all on the same page with the details, but it also helps just to see everything condensed into one document.

​

Once we have a permit, the building timeframe could be anywhere from 7-16 months depending upon the scale of your project.  These are things we will always be sure to talk about before we get too far into the process.  Building in the current day continues to provide new challenges and obstacles but we're doing everything we can to stay on top of them.

​

Throughout the build, you will be making all of the decisions regarding your new home.  Even the little things you will have the final say on, as long as we're meeting the respective building codes.  Everything from your light switches to flooring, to door handles, to trim details - it's your home and you get to make the decisions.

​
